Finding a house for rent in Toronto or neighbourhoods has become a difficult task these days. Demand is more than the supply. So the key is to obtain instant information about what becomes available in the market at different price levels and the ability to take quick action. This is where I can help you. I am a Full Time Licensed Realtor in Ontario, since 2005, helping people locate the kind of accommodation they need (Lease or Buy) and guide them thru the whole process of leasing or buying. I keep a regular watch on the market to learn what is available where, at what price level and I keep studying what is being leased / sold in the market. This is my Full Time job and it keeps me fully updated of the market pulse in Ontario. I do this seven days a week and enjoy it more than any other business.
Requirements are different for Leasing and Buying a house.
The property owners who wish to lease their place will list it on the TorontoMLS.net website giving all details, asking rent and availability. They usually require the prospective Tenants to submit an Offer to Lease, Rental Application, Credit Report, Employment letter, Pay stubs, Past Rental References, etc. to consider for renting their house to.
The property owners who wish to sell their place will usually list it on the TorontoMLS.net website giving all details, asking price, availability etc. Prospective Buyers will look at the property, study the location, amenities available; if interested, work on their finances, to see if this is within their range. If so, will initiate the purchase procedures such as making an Offer to purchase, Inspection, paying an initial deposit into the Trust Account (not to the seller), Finalise the Agreement of Purchase, engage a Lawyer to handle the title search, deed registration, Title Insurance, etc. and transfer ownership into their name.
